Growing up in a family of real estate developers, L'mar has been involved in the industry his entire life and enjoys assisting clients with both residential and commercial property transactions. He and his family have decades of experience in real estate development, from building homes in the South Bay beach cities and Beverly Hills, to creating a distribution and logistics hub for his family's clothing manufacturing company, to starting up a high-end construction material manufacturing company which serviced some of the largest real estate development companies in the United States. This background in real estate construction has given him a deep knowledge of investment properties and potential "flips".

A Rainy Escape in Marina del Rey ☔🌊 Checked into @marinadelreyhotel for a quick getaway, and let me tell you, this place knows how to do luxury right. Even with the rain, the balcony view of the marina and pool was 🔥, and the vibe was straight out of a postcard. The room? Spotless. And the room service from @saltmdr? Insanely good. In terms of hotel dining, these were some of the best meals that I’ve had. But if you scroll back to my reel from Thanksgiving, you’d already know I’m a fan of SALT! We wanted our team to stay close to LAX for our team meeting at the Tom Ferry Edge event. It was an all day training for top agents and our team learned a lot to start utilizing in our everyday work. This was the perfect place for a one night slice of luxury before a long day of learning. If you need a quick recharge, great food, and a killer view (even in the rain), this spot is it. Working in real estate, people always ask me where I find my clients. Well, first, there’s the usual referrals from family, friends and past clients. Then there’s door knocking and the neighbors who come in during our open houses. But, there’s also cold calling. Now most people hate cold calling, and we get it. The amount of telemarketers that I get in a day asking me about Medicare (I am most certainly not old enough to be eligible for it) or my car warranty is sometimes outright ridiculous. However, ask all the top real estate agents and coaches who follow some of the tried-and-true old school methods and they’ll tell you it’s one of the best ways to find new clients. So I decided to pay for a service that would provide us with leads. A summary of how it’s gone so far: - We called Patty Cake, Walter White, and Peter Parker. Spoiler alert: none of these numbers worked. - We called the “office of McDonald’s” - We had a conversation with a potential buyer who seemed serious but then said “I appreciate the call but I don’t like this call” and abruptly hung up. - We had one man who was listed as wanting to sell his PO BOX. He had no idea how that even got on there. - And my favorite: the man who just repeated what I said and mimicked my voice like a 5 year old until he hung up. What’s the takeaway from this? Here at Kojani Real Estate Group, we’re all about celebrating the wins, big and small. Although we admittedly are always so on the go and involved with work, we often don’t stop to reflect on those wins. 2024 was a momentous year for us. We grew from a team of one man and an overworked admin to being able to have added 3 new agents, a social media director and an operations director. We set and reached new personal goals. We’re starting a new series of posts meant to help guide you (or your parents or grandparents) if they’re on the fence of deciding whether to downsize their homes or not. Can you relate? 1. Is your home too big now that the kids are gone? 🏡 If the kids have long since moved out and your house feels too large and empty for just you and/or your spouse, it might be time to move someplace smaller (and cozier!) 2. Your kids’ bedrooms look exactly the same as the day they left it. 🛏️ You might be on the opposite side of the spectrum. You never touched your kid’s room and now you’ve got a museum exhibit to days gone by, complete with cobweb covered grunge posters (& hopefully no old fast food under the bed). We’re just as happy as you that your kid didn’t have to move back in, but you’re definitely not using the extra space! 4. You don’t use your backyard anymore. 🌳 With the kids out of the home, you’ve found yourself rarely doing anything in your backyard. The swing set has long rusted and frankly, on most days you forget the backyard even existed. 5. Does it just feel empty? 📭 We know once upon a time, there was hustle and bustle and endless noise of a family navigating dance classes, baseball games and what to eat for dinner. You could fill a stadium with the memories! 💕 But now, without the kids around, everything just feels too quiet, and admittedly, well, empty.
